Plumbing repair on a home repair call usually means one of a handful of jobs: a dripping tap, a running toilet, a leaking trap or supply line, a failed shut off valve, or a fixture that has reached the end of its life. What plumbing repairs do you take on?

Repair scale work on existing fixtures and lines. Replacing a kitchen or bathroom tap. Rebuilding or replacing a toilet, including a wax ring and a new supply line. Swapping a failed angle stop or shut off valve. Replacing a leaking trap or a corroded supply line under a sink. Resetting a toilet on a repaired floor. We are equally clear about what we do not take on. New drain or supply runs, water heater changes, main line work, gas work, and anything that needs a permit your city only issues to a licensed contractor. That work belongs with a licensed plumbing contractor, and we will say so at the estimate rather than after we have opened your wall.

What goes wrong first in older coastal homes?

Valves and seals, because they are the moving parts. A shut off valve that has not been turned in twenty years will often weep the first time it is closed. Rubber washers and toilet flappers harden and stop sealing. Compression fittings under a sink loosen over time and start to seep.

None of that is dramatic on its own. What makes it expensive is where the water goes. A weeping supply line under a vanity drips into the cabinet floor and the wall behind it for months before anybody notices, and by then the board is soft and the bottom plate is damp.

Fixing the damage the leak left

This is why plumbing repair sits next to our other work rather than on its own. Once the leak is stopped, somebody still has to cut out the swollen board, dry the cavity, replace the soft base trim or subfloor, refit the vanity and repaint the wall.

We do that part too, so the fix is one job instead of three trades and three schedules. A repair that stops the drip and leaves a hole in the wall is only half finished.

When does plumbing work need a permit?

Your city decides, not us. Straight like for like repairs, swapping a tap or rebuilding a toilet, generally do not need a permit anywhere on this coast. Once pipe is moved, added or replaced beyond a repair, permit rules start to apply, and several towns here only issue plumbing, electrical and mechanical permits to a licensed contractor.

We check what applies to your address before the estimate is written, and if the job is on the wrong side of that line we tell you plainly and point you at the right trade. Booking work that cannot pass an inspection helps nobody.
