Rotten Wood Around a Window: How to Tell What's Fixable

You look at a window from the sidewalk and the paint looks fine. Then you press a screwdriver into the bottom corner of the casing and it sinks in soft.

Rotten wood around a window can often be repaired with epoxy wood filler if enough solid wood remains, tested with an awl probe, not judged by eye. Thin casing and sill stock that has gone soft all the way through usually needs replacing instead. Gulf Coast heat and rain make window trim rot faster here than it does inland.

All Types of Painting Remodeling Sheetrock Repair has worked out of Ocean Springs since 2011 and covers Biloxi, Gulfport, Pascagoula, Moss Point and D'Iberville.

Can rotted wood around a window be fixed without replacing it?

Sometimes. The test is not how big the soft spot looks.

A jamb or a sill can have a small soft spot on the face but sound wood behind it. Cut that soft part back to solid wood. Fill it with a two part epoxy wood filler. Sand it and paint it. That is a real repair, and it holds.

Thin trim is different. Window casing is often thin. Once it goes soft all the way through, there is no sound wood left for a filler to grip. That piece gets replaced, not patched. The awl test tells you which one you have before you spend money on either fix.

How do you fix a rotted window frame?

The same way every time, in this order.

First, probe the whole run with an awl. Not just the spot you noticed. Rot spreads along the grain, so the soft patch you saw is often the middle of a longer problem. That real length is what decides a patch versus a full run of new trim. Next, cut back to solid wood. If the framing behind the casing or sill has gone soft too, sister a new piece alongside it, or cut the bad part back to solid wood.

Every new board gets primed on all six faces first, including the cut ends. That one step is what keeps the repair from rotting again in the same spot. Last, it gets fastened into solid framing with corrosion resistant fasteners, set below the surface so the heads do not bleed rust through the paint.

Why does window trim rot first at the corners and the sill?

Because of where the water gets in.

End grain is the cut end of a board. It soaks up water much faster than the flat face of the same board, the way a straw pulls water up faster than a solid block. Window casing corners, sill ends, and jamb cuts are all spots where that end grain sits exposed to the weather. That is why rot shows up there first, even though rain hits the whole board.

So the cut end is the spot to seal before install, not the painted face after.

Why do windows on the Gulf Coast rot faster than inland?

Heat and rain, working as a pair. Both are worse here than most places.

NOAA's climate normals for 1991 to 2020 show this route is wetter and hotter than most of the country. The Biloxi station records 66.80 inches of rain a year, across 20.5 days with at least an inch. The Pascagoula station is wetter still, at 70.43 inches a year. The Pascagoula airport station records 80.3 days a year at or above 90 degrees, the most heat of any station on this route. A hot spell opens the caulk line where the casing meets the sill, and the next storm drives rain straight down into that open miter.

Named storms make it worse in a different way. NOAA's Storm Events Database records Hurricane Zeta's 2020 landfall causing 40 million dollars in damage across Harrison County. The same database records waterspout tornadoes coming ashore in Pascagoula more than once in recent years. A storm like that pushes rain sideways into a window casing that never leaks in normal weather. That is why a check right after a storm catches damage a routine yearly look can miss.

What does it cost to repair rotted wood around a window?

As of 2026, a typical rotted window frame repair runs 250 to 800 dollars, per Angi's national cost data. This is a general market range, not a quote for your window.

A plain sill replacement averages around 400 dollars. Most homeowners pay 150 to 700 dollars, or roughly 75 to 100 dollars per linear foot with materials and labor. Across all damage levels, the range runs from 150 dollars for a small spot repair up to 10,000 dollars for a full frame replacement. By square foot, dry rot repair on a window usually runs 5 to 40 dollars. Where your job lands depends on how much of the run the awl test finds soft, and whether the framing behind it needs work too.

Ken Carr looks at the job himself and puts the price in writing before any wood comes off. That way you know which end of that range you are really in.

Get the window trim probed before you decide

Paint can look fine while the wood behind it has already failed. A look from the sidewalk is not enough. Our carpentry and rotten wood repair method starts with the same awl probe on every window, not just the one that caught your eye.

Once the carpentry is sound, we can also handle priming and painting the new trim to match the rest of the house in the same visit. That older window stock shows up often on the pre-1980 homes around Pascagoula, and the mixed rental and owner housing in Biloxi sees the same pattern.

We work Monday to Saturday, 6:00 AM to 8:30 PM, and Sunday, 6:00 AM to 8:00 PM. Call (228) 355-8497 and we will tell you honestly whether your window trim is a repair or a replacement.

What is the best filler for rotten window frames?

Two products used together, not one. A thin, semi-rigid epoxy consolidant soaks into the porous decayed wood fibers and hardens them from the inside. Once that cures, an epoxy patching compound fills the shaped area, gets sanded smooth, and is primed and painted. This only works on wood that still has sound fiber left to soak up the consolidant, which is why the awl test comes first.

Can you just paint over rotten wood on a window to hide it?

You can, but it only hides the problem for a season. Paint seals the surface, not the decay underneath, and the fungus keeps breaking down the fiber under the new coat. The soft spot comes back through the paint once enough wood has failed, usually looking worse than before it was painted.

How long does a window trim repair take?

It depends on how far the rot runs once the whole piece is probed, not on how big the visible soft spot looks. A single casing or sill repaired and primed can often be done in a day. A run where the framing behind it also has to be sistered takes longer, because that framing has to be sound before any new trim goes back on.
