Pascagoula sits 17.3 road miles east of our Ocean Springs base, about 28 minutes on US 90, and inside the same county. It is one of the towns this business covers. All Types of Painting Remodeling Sheetrock Repair works here on carpentry and rotten wood repair, sheetrock and drywall repair, and interior and exterior painting.
This is the oldest housing market of the group after Moss Point, and the most consistent. The median Pascagoula housing unit was built in 1973. Of its 10,309 units, 7,265, or 70.5 percent, went up before 1980, while only 172 units, 1.7 percent, have been built since 2010, per the ACS 2020-2024 5-year survey. The two biggest eras are the 1970s with 2,819 units and the 1960s with 2,389, together close to half the city.
A house from those decades means wood window casing, wood door jambs and a wood framed porch or carport, all detailed before modern flashing practice. That is exactly the inventory that fails first here, which is why carpentry and rotten wood repair is a standalone job in Pascagoula rather than a line item on a remodel.
We probe the trim with an awl before we quote a repaint, because the face of a board tells you very little. On stock this old the paint often still looks sound over wood that has already gone soft behind it.
Pascagoula also runs its own city Building Division, separate from the Jackson County Building Department, and it issues permits for residential repairs. The division states that while a homeowner may be issued permits for certain repairs and improvements, other permits required for electrical and mechanical work may only be granted to a licensed contractor.
The same division reviews plans against the City's Flood Hazard Prevention Ordinance, so even a modest improvement passes a floodplain review here. Questions about elevation, and about which materials are allowed low on a wall, come up on ordinary repair work rather than only on new construction.

Soft fascia, sagging soffit, spongy window trim and porch framing that has gone punky. We cut out the bad wood, seal the new wood on every face, and put the run back straight.

Ceiling stains, holes, cracked seams and popped tape. We find the water first, cut back to solid board, then float and texture the repair so the wall reads as one surface again.

Inside and outside, brush and roller work that starts with prep. We fix the bad wood and the bad drywall first, because paint over a soft board is money you spend twice.

Pascagoula runs its own city Building Division, separate from the Jackson County Building Department, and it handles permits for residential repairs including plumbing, electrical and mechanical work. That is different from some neighbouring towns that send everything to the county, so the paperwork on a Pascagoula job stays inside the city.
Pascagoula's Building Division says a homeowner may be issued permits for certain repairs and improvements, but that other permits required for electrical and mechanical work may only be granted to a licensed contractor. So those portions cannot ride along on a homeowner permit the way general repair work can, and they have to be scheduled and priced that way from the start.
Because the board behind it is usually already soft. NOAA's 1991 to 2020 normals for the Pascagoula 3 NE station record 70.43 inches of rain a year, the wettest station serving this coast, across 23.2 days with an inch or more. Fifty year old fascia and door casing under that much water fails from the back side first.
More than it looks like. NOAA's storm file records a September 2015 flash flood where Jackson County Emergency Management reported 21 homes with minor flooding. Even minor flooding soaks the bottom plate, the baseboard and the lower two feet of drywall, and swells door jambs. We open the wall low, dry the cavity, then close it back up.
